Why health care travelers?
Health care travelers are assigned to work at hospitals in different cities for short-term and relatively fixed
    durations.
While the duration of the lease may be short, these tenants can be a stable source of income if you have housing to
rent or lease.  They are also considered good tenants by corporate housing and apartment managers.  Homes for
Health care Travelers aims to connect property owners with travelers so that they have housing choices other than
those provided by their agencies and home owners have access this group of tenants.

Keys To Finding Good Tenants
  • Talk to them and have them fill out a thorough application.
  • Obtain a credit report
  • Gather references from previous landlords
  • Match a tenant to the property.
  • Trust your instincts
  • Verify their income by calling their employer and verifying length of employment.  Get permission from the
    applicant to make the call.

Do I need to ask for a deposit?
Sure.  It’s your decision. The deposit is used towards cleaning the property as well as to maintain the security of the
rental in case of damage.  Check with your state as to the rules around the repayment of funds and required
    accounting rules for deposits.

How do I keep my tenants happy?
  • Stay out of their hair and allow them ‘quiet enjoyment’ of the property.  No one likes a snoopy landlord.
  • Always take the tenant’s calls and be aware of when you return these calls. Travelers work shifts – day, evening
or night.  Return calls in a timely manner but be considerate.
  • Fix problems fast – identify the problem, determine the cause of the problem and resolve the problem.  Is it the
property’s fault or the tenant’s fault.  The answer will determine whether the deposit is used for the repair.
  • Make regular repairs and upgrades – Things wear out.  Paint fades and carpets wear out.  The current rental
market is competitive and travelers want to spend their time in nice, clean, comfortable places during their
assignment.  Consider the competition between corporate apartments, condos and private homes so maintain the
property.  Your best advertising and chance for return visits is by word-of-mouth.

Rental vs Lease Agreements
There are a few differences between a rental and lease agreements.  The main difference is based upon the
    duration
of the agreement.  Rental agreements are usually short in duration and are commonly known as ‘month-to-month’
agreements.  The length of a lease is normally defined for a set timeframe (usually six to 12 months).  Rental
agreements are renewed automatically unless the tenant gives notice.  Leases on the other hand do not
    automatically
renew at the end of a set term. Landlords in rentals can change the terms of the agreement every month while in
    lease
agreements, the terms can not be changed for the duration of the lease.

Furnished or Unfurnished?
Most travelers’ want furnished housing units because of the short transition to the new city and duration of their work
assignment (Commonly 3 months).  Here is list of furniture and housewares items that are commonly provided in fully
    furnished housing.
